Exterior painting protects your home's siding, trim, and structure from Florida's sun, humidity, and salt air — it's not just curb appeal, it's a maintenance line item. The right approach depends heavily on your substrate (stucco, Hardie board, wood, brick, or vinyl) and how much prep the existing surface needs.

Substrates We Work With

Stucco

The most common exterior surface in Northeast Florida. Stucco needs cracks routed and filled with flexible elastomeric patching before painting, since hairline cracks let water behind the finish coat. We use 100% acrylic or elastomeric coatings that flex with the stucco as it expands and contracts.

Hardie Board / Fiber Cement

Hardie siding holds paint well and rarely rots, but factory primer breaks down over 10-15 years. Joints and butt seams need caulk inspected and replaced, and cut edges exposed during past repairs need sealing before repainting.

Wood Siding & Trim

Wood is the most maintenance-intensive substrate here — it needs scraping of failing paint, spot-priming bare wood, and any soft or rotted sections replaced before painting. Oil-based or stain-blocking primers are used on raw wood and knots.

Brick & Masonry

Brick can be painted or left natural, but once painted it generally needs to stay painted going forward. Masonry surfaces need efflorescence (the white mineral bloom) removed and full cure time on any new mortar before coating.

Vinyl Siding

Vinyl requires a paint formulated for flexibility and heat reflectivity — using a standard dark color on vinyl can cause warping in direct Florida sun, so we stick to vinyl-safe color formulations for darker shades.

Soffit, Fascia & Trim

These areas take the most weather exposure and are where rot shows up first. We inspect soffit and fascia closely during every exterior estimate since water intrusion here often traces back to gutter or roofline issues.

Signs Your Exterior Needs Repainting

  • Chalking — a powdery residue that rubs off on your hand when you touch the siding
  • Peeling or bubbling paint — usually a sign of moisture trapped behind the coating
  • Blistering — bubbles that haven't yet cracked open, often from painting over damp wood or in direct sun
  • Mildew and algae streaking — common on shaded, humid north-facing walls and under eaves
  • Cracked or missing caulk joints — around windows, doors, and trim, letting water behind the siding
  • Exposed or soft/rotted wood — especially at trim edges, fascia boards, and window sills
  • Faded south and west-facing walls — these elevations take the most direct UV exposure and fade fastest

Our Exterior Prep Checklist

  • Pressure wash the full exterior to remove dirt, chalking, mildew, and loose paint
  • Scrape and sand any failing or peeling paint down to a sound edge
  • Repair or replace soft, rotted, or damaged wood trim and siding
  • Rout and fill stucco cracks with flexible patching compound
  • Caulk all trim joints, window and door perimeters, and siding seams
  • Spot-prime bare wood, metal, and repaired areas
  • Mask windows, light fixtures, landscaping, and adjacent surfaces before spraying or rolling

Coastal & Salt-Air Considerations

Homes in St. Augustine, Ponte Vedra, Vilano Beach, and the surrounding Beaches communities face accelerated wear from salt air, wind-driven rain, and higher UV exposure than inland areas. Salt air speeds up chalking and corrosion of metal fasteners and railings, and it can shorten the effective life of a standard exterior coating by a few years compared to homes further inland.

For coastal properties we typically recommend marine-grade or higher-build acrylic coatings, more frequent caulk inspection, and extra attention to metal flashing and hardware that can rust and bleed through paint if not treated first.

HOA Color Approval Support

Many Northeast Florida communities — particularly newer developments in Nocatee, Ponte Vedra, and St. Augustine — require HOA approval before an exterior color change. We can provide color samples, sheen information, and manufacturer color codes in the format most HOA architectural review boards ask for, and we're glad to work from an already-approved color if your community has a fixed palette.

  • Substrate type: Stucco, Hardie, wood, brick, and vinyl each require different prep and coatings, which affects labor and material cost.
  • Overall condition & repairs: Wood rot, stucco cracks, and failed caulk joints add repair time before painting can start.
  • Home size & stories: Square footage of siding and two-story sections requiring ladders or lifts both factor into the quote.
  • Number of colors: Body, trim, shutters, and accent colors each add cutting-in and masking time.
  • Coastal exposure: Salt-air properties often benefit from higher-grade coatings, which cost more per gallon but last longer.
  • Paint quality selected: Premium 100% acrylic exteriors cost more upfront but typically outlast builder-grade paint by several years.
  • HOA or historic district requirements: Approved color palettes and material restrictions can affect product choice and timeline.
